Independent building surveyor in Warwickshire — for a court dispute
The short answer: find a chartered surveyor through the official RICS register — filter for dispute resolution or expert-witness experience. This page lists no firms: the register itself is the source, it is free to search, and only RICS membership tells you the person is chartered and accountable to a professional body.

The official register
RICS Find a Surveyor — dispute resolution — search Warwickshire, choose "building pathologist", "building surveyor", or the expert-witness filter. Check: chartered status (MRICS/FRICS), professional-indemnity insurance, and experience of CPR Part 35 compliant reports for county court.
When a court needs a surveyor (and when it doesn't)
- Needs one: disputed causation, hidden defects, structural movement, claims over ~£3,000, or where the builder has produced their own expert.
- Doesn't yet: visible defects with two or three written remedial quotes — start with those, escalate if disputed. See evidence for a building dispute.
What the report must give your claim
Cause of the defect, defect schedule, remedial specification, and cost to remedy — figures that drop straight into your schedule of loss. The fee (typically hundreds, not thousands) is claimable when you win.
Using the report
Send it with your letter before action; many disputes settle the moment an independent chartered opinion arrives. Unresolved: small claims.
